How many questions are on the SC real estate exam?
The Associate exam has 120 scored questions: 80 on the national portion, with 120 minutes, and 40 on the South Carolina portion, with 80 minutes. PSI may add 5 to 10 unscored experimental questions.
What score do you need to pass?
You need 56 of 80 correct on the national portion and 28 of 40 on the state portion, which is 70% on each. You must pass both portions to apply for your license.
How hard is the SC real estate exam?
Each portion is scored separately, and the state portion tests South Carolina law that national study material covers lightly. You have one year from Commission approval to pass both portions, with unlimited retests in that year.
How much does the SC real estate exam cost?
PSI charges $67 for both portions or $59 for one portion. The Commission also charges a $25 application fee and, for Associate applicants, a $50 initial license fee. Your course and background checks are separate costs.
Can I take the SC real estate exam online?
PSI's current South Carolina candidate bulletin lists in-person test centers in Greenville/Spartanburg, Columbia, Charleston, Beaufort/Hilton Head, Myrtle Beach, and Charlotte, NC. It does not describe a remote option, so confirm with PSI when you schedule.
Is this the same as the salesperson exam?
Yes. South Carolina renamed the salesperson license the Associate license in 2024. SC Exam Prep is built for that exam.

Do I still need a pre-licensing course?
Yes. You need Unit I (60 hours) before the exam and Unit II (30 hours) before your license is issued. Practice questions help you prepare for the exam, but they do not replace the course.
